Tucson is managed as part of Casago's Southern Arizona operation, covering the city and the surrounding communities from Oro Valley and Marana out to Green Valley, Sahuarita and Vail.
None of this is dramatic. It is a steady run of small jobs that have to happen on time, and they do not pause because you are at work or out of state.
A guest is locked out, or the air conditioning quit in June. If you self-manage, that is your phone, and the guest is already unhappy by the time it rings.
Snowbirds book by the month, not the weekend. That changes screening, supply levels, mid-stay cleans and how you price a whole quarter of the year.
January and July are not the same market. A home priced flat year round leaves money on the table in winter and sits empty through the heat.
City of Tucson, unincorporated Pima County, Oro Valley and Marana do not require the same things, and the requirements get revised without telling you.
The gem show fills the whole city. So do university weekends, El Tour, the Festival of Books. Miss the booking window on those and you have given the year away.
Casago Arizona manages your Tucson home end to end. We list and price it, screen and talk to every guest, clean and inspect between stays, coordinate repairs, and send you clear monthly reporting. You keep ownership and control of the calendar. A local team handles the day to day, not a call center three states away.
Tucson is not one rental market. A casita near Sam Hughes draws a different traveler than a pool home in the Catalina Foothills, a golf course house in Oro Valley or Dove Mountain, or a quiet place out toward Vail. How close you sit to the University of Arizona, Sabino Canyon, Saguaro National Park, or the bottom of the Catalina Highway changes who books you and what they are willing to pay.
Demand here has its own rhythm. Winter visitors book long. The gem, mineral and fossil shows fill the whole city. University weekends, El Tour de Tucson, Tucson Meet Yourself, the All Souls Procession, and the Festival of Books each pull a different crowd toward downtown and the university. Knowing which of those your street can realistically reach is the difference between a booked calendar and a quiet one.
The work that turns a house into a home guests book again, run by people who live and work in these neighborhoods.
Professional photography, a written listing that describes the home honestly, and distribution across the major booking sites plus Casago's own direct booking channel.
Inquiries get answered by a person on our team. We vet who is booking, set expectations before arrival, and stay reachable through the stay.
Housekeepers who already work these neighborhoods handle every turn, with an inspection before check in so the home is guest ready and not just cleaned.
We triage what guests report, dispatch trades we already work with in Tucson, and bring you in when something needs your decision.
A monthly statement for your home covering reservations, revenue, and the expenses charged against it, plus a local person who can explain any line item.
Arizona cities and counties handle short term rental registration differently. We walk you through what applies to your address and help keep filings current.
Tucson's calendar runs opposite to most of the country. Winter is the busy season: mild days pull visitors out of colder states, and many of them book by the month rather than the weekend. Summer is the soft stretch, with real heat arriving in June and monsoon storms rolling through from July into September.
The guest mix follows that curve. Winter brings longer stay visitors who want a real kitchen and a quiet street. Spring and fall bring hikers, cyclists, university families, and event travelers. Summer skews toward shorter regional trips and people driving the Catalina Highway up to cooler air on Mount Lemmon. Pricing and minimum stays should not look the same in January and July, and a home priced flat year round underperforms in both directions.
Regulation is the part owners ask about most. Arizona state law limits how far cities can restrict vacation rentals, so short term renting is broadly permitted across the state. That does not mean there is nothing to do. Municipalities still require owners to license or register their rentals, and they enforce noise, occupancy, and nuisance rules. What is required differs between the City of Tucson, unincorporated Pima County, Oro Valley, and Marana, and the rules get revised. Our local team tracks what applies to your specific address and tells you plainly what it takes to stay in good standing.
Per 2025 and 2026 KeyData, a third-party analytics tool, Casago consistently outperforms market averages across the key revenue metrics. Here is what that means for your Tucson home.

The first conversation is an assessment, not a pitch. If your home is better served a different way, we will say so and you will have got a free read on your market either way.
Someone local walks the house and looks at layout, condition, parking, outdoor space, and where you sit relative to the Foothills, the university and the parks.
Rate strategy for the actual Tucson calendar, the guest you are aiming at, what the home needs before it lists, and what we would charge. In writing.
Photography, listing copy, channel setup, registration check for your specific jurisdiction, smart access fitted, and the cleaning and vendor schedule built.
Guests hosted, rates reviewed through the season, the home inspected between stays, and a monthly statement with a person attached to it.
Success stories
“I managed my rental myself for three years and thought I was doing fine. Then I saw the revenue increase in my first season with Casago — 30% higher while I spent zero time on management. My biggest regret is waiting so long to make the switch.”
“My previous management company treated my home like an afterthought. I'd wait days for responses to emails. With Casago, I have a local manager who actually picks up the phone. The communication alone is worth the switch — the revenue increase is just a bonus.”
“Buying my first investment property was nerve-wracking enough. I had no idea how to actually run it as a vacation rental. Casago walked me through everything — permits, furnishing, pricing, launch. They made what felt impossible feel easy. First year revenue exceeded projections by 15%.”
The first step is a property evaluation, and there is no obligation attached to it. Someone local walks the house and looks at layout, condition, parking, outdoor space, and where you sit relative to the Foothills, the university, and the parks. Then we talk you through what we would do with the home and exactly what management would cover.
If your home is not a good fit for short term renting, we will tell you that instead of signing you up.

Tell us about the home and our Southern Arizona team will come back to you, usually within 48 hours, with what it should earn in its specific part of Tucson. No obligation, and nothing to sign.
One management fee covers the day to day work of running the home: listing and marketing it, handling inquiries and bookings, coordinating housekeeping and inspections, dispatching maintenance, and producing your monthly owner statement. Some costs, such as repairs and consumable supplies, are billed separately. The rate depends on the home, the market, and the services you want, so we walk through it in detail at your property evaluation rather than quoting a number online.
We do. Guest calls and messages route to our team, not to your phone. After hours, someone is on call to talk the guest through it, and if the problem needs hands on the property, we dispatch someone local. You usually hear about it from us after it is already resolved. We bring you in when a repair needs your decision.
You get a monthly statement for your home showing the reservations that stayed, the revenue they produced, the expenses charged against them, and your payout. You can also see your calendar and upcoming bookings whenever you want. If a line item does not make sense, you call your local contact and get an actual answer instead of a ticket number.
Yes. It is your house. You block the dates you want on the calendar and we work around them. Plenty of Tucson owners hold a few weeks a year, often in winter when they want to be here themselves. The earlier you block those dates, the less it costs you in bookings we would otherwise have already confirmed.
